We are a team of certified property managers – we are not just Realtors®. We will screen your tenants for credit record and background; hold deposits in a State regulated trust account; collect rent & direct deposit it for you; supervise professional cleaning & maintenance of your home; disburse payments to service people; and issue you a 1099.

           We will keep you up-to-date on changes in Homeowner Association rules, changes in your home’s value, and most importantly, changes in rental rates – by email or letter.

          If you want to sell with us, we’ll analyze your home’s current value and show it to best advantage. We are tough negotiators so you’ll get the best price and terms.

           We use reliable & reasonably priced service people long experienced with Sun City homes. We will supervise seasonal heat/air, landscaping, and appliance maintenance and can assist on economical repainting or refurnishing if needed.

SUNLAND HOMESNEVADA - RENTAL RATES

 
             We can get you the best rates possible because we offer only quality homes that tenants & repeat visitors can trust – and we market them well. 
  
            A furnished vacation home can rent in the high season, December through April, from $1700 to $2200 (the latter rate if it has a city or golf view). In the low season, May through September, the same home will rent from $1200 to $1400. People may stay a month or two to see if they can tolerate the summer heat but they won’t pay full price for the experiment! You pay all utilities with a $100 limit, or cap, on electric/gas combined.  
 
           A home can rent long-term – over 6 months from $950 to $1800 per month, depending on size, views and length of lease. Tenant pays phone, gas, electric, cable, water & garbage, you pay for sewer, homeowner association fees, and property taxes.  
           On  vacation rentals, we collect an $700 security deposit and all rent 45 days prior to arrival. Professional cleaning is deducted from the security deposit.  

          Long-term tenants over 6 months are responsible for all utilities and property care; however, we will supervise annual maintenance on your home.

           We charge 10% of the monthly rent for rentals over 6 months, and 20% of the monthly rent for 6 months or less because tenants frequently moving in and out require much more work. 

          That commission fee pays for excellent care of your property, expertise in dealing with renters, and our extensive exposure on MLS, Internet, open house, and in the local community.

WE DON’T CHARGE FEES FOR INITIAL SETUP

&  WE DON’T GET PAID UNTIL YOUR HOME IS RENTED

 

          Our contract does not bind you to us, even if we have a tenant in place. You can give us thirty days notice and keep your tenant for only a $50 transfer fee – no further commission is charged. 

 

 

IF WE AREN’T DOING OUR JOB FOR YOU, WE DON’T DESERVE YOUR BUSINESS. PERIOD.
